  • What is the difference between HOA and MOA fees?
    Many properties are located within a governing Home Owner's Association (HOA) and some also are within a larger Master Association (MOA). All residents within the larger community are members of the MOA and pay fees according the guidelines administered by the association. There may be smaller sub-divisions within the whole that have their own rules and regulations, and have fees associated with living in the community. Only residents within the sub-division pay the HOA fees.


  • Tell me about title insurance
    One of the hidden costs first time buyers may not expect is title insurance. In many cases, borrowers cannot obtain a loan without title insurance. Title insurance policies protect against losses that occur after closing on a property. Title insurance covers unseen problems during the title search, examiner oversights and errors in public records happen. Buyers may be able to save money on the title search and policy if the present owner's policy can be updated and reissued


  • What is a Homestead exemption?
    Homestead exemption is a constitutional provision that reduces the taxable value of residential property up to $50,000 for qualified residents. See link below for more information.


  • How are the summers in Naples?
    I get asked this all the time and I have to say they are fantastic, if not a little wet. Yes, the temperatures are higher - average 84 degrees F. - and it can be a little humid, but no more so than other east coast areas. Plus, we have the cool gulf breezes to keep things comfortable. Water temperatures are about 85 degrees F. so you can walk right on in and don't waste time "getting use to it." Summer is our wet season so we receive a fair amount of rain and you should expect showers nearly everyday. The nice thing is they are short lived (sometimes less than an hour in duration) and the water is warm.


  • Do you really have alligators?
    Yes, we do. My line of advise is this, if you see a body of water, assume there is a gator there and don't get too close. They are fairly harmless, unless they feel threatened. And, no, you won't find them walking down 5th Avenue.


  • What do I need to know about hurricanes?
    Hurricanes are a natural occurance and the season begins mid-June and last through Mid-November with August-October being the peak. Like any other natural disaster, the best thing you can do is be prepared and don't let the thought of these strong storms upset you. When there is tropical storm swirling around in the Atlantic, pay attention to the news and have a plan of action. You usually will have up to a week of notification before one is expected to touch land, which will give you plenty of time to make all necessary arrangements.   • What is a Transaction Broker?
    A Transaction Brokerage relationship provides the seller and/or buyer with a limited form of representation that includes (1) dealing honestly and fairly; (2) accounting for all funds; (3) using skill, care and diligence in the transaction; (4) disclosing all known facts that materially affect the value of the residential property and are not readily observable to the buyer; (5) presenting all offers and counter-offers in a timely manner, unless a party has previously directed the licensee otherwise in writing; (6) limited confidentiality, unless waived in writing by a party. This limited confidentiality will prevent disclosure that the seller will accept a price less than the asking or listed price, that the buyer will pay a price greater than the price submitted in a written offer, of the motivation of any party for selling or buying property, that a seller or buyer will agree to fnancing terms other than those offered, or any other information requested by a party to remain confidential. Limited representation means that a buyer or seller is not responsible for the acts of the licensee. Additionally, parties are giving up their rights to the undivided loyalty of the licensee. This aspect of limited representation allows a licensee to facilitate a real estate transaction by assisting both the buyer and seller, but a licensee will not work to represent one party to the detriment of the other party when acting as a transaction broker to both parties.
